By completing a reservation, guests confirm that they have reviewed the property's description, photographs, location, surroundings and House Rules and accept them as presented at the time of booking.

Every effort is made to ensure that all descriptions, photographs and information accurately represent the property. Personal expectations or subjective preferences regarding privacy, surrounding activities, road traffic, neighbouring properties, views, weather, natural smells, environmental conditions or other external factors do not constitute a defect of the accommodation.

The property is delivered to guests clean and fully prepared for their stay. In accordance with Greek short-term rental legislation, the host does not provide hotel services, including daily cleaning or linen changes during the stay. If guests require additional cleaning services, the host may provide contact details of independent third-party cleaning providers. Guests must contact, arrange, and pay these providers directly. The host bears no responsibility for the quality, pricing, or execution of third-party cleaning services.

The host is responsible for maintaining the property in a safe and functional condition. In the event of a technical failure or breakdown (e.g., air conditioning, plumbing, electrical appliances), guests must report the issue immediately. The host will make every reasonable effort to arrange for a technician and resolve the problem as quickly as possible. Temporary utility outages (power or water cuts) caused by the municipality or external networks are beyond the host's control and do not constitute grounds for a refund.

The property is fully covered by Third-Party Liability Insurance in strict compliance with applicable Greek legislation governing short-term rentals, covering proven accidental bodily injury or property damage.
Furthermore, both apartments undergo regular, professional pest control and disinfection treatments, and hold valid official pest control certificates issued by licensed professionals. Therefore, the host and the insurance provider shall not be held liable for any personal illness, allergic reactions, skin irritations, or medical conditions developed by guests during or after their stay, including but not limited to reactions related to pool water chemistry (pH/chlorine levels), local fauna (insects, mosquitoes, bees, ants, or marine life), or environmental allergens. Guests acknowledge that the presence of minor, isolated insects is natural to the island's environment and does not indicate a lack of sanitation. All amenities, including swimming pools, outdoor areas, and facilities, are used strictly at the guests' own risk. Under no circumstances shall the host's total personal liability exceed the aggregate amount actually paid by the guest for the specific booking.

Guests must report any issue immediately during their stay, allowing the host a reasonable opportunity to inspect and, where possible, resolve the matter. Concerns reported only after departure may not be considered.

Guest satisfaction is important to us, but any claim or complaint regarding the property's condition, cleanliness, safety, or functionality must be reported to the host in writing immediately, and no later than twelve (12) hours from the moment the perceived issue arises.
The guest must grant the host, their employees, or certified technicians immediate access to the property to inspect, verify, and remedy the reported issue. Failure to notify the host within this 12-hour window, or refusing to grant immediate access for inspection and repair, constitutes a waiver of all rights to claim any refund, compensation, or price reduction. No retroactive complaints or refund demands submitted after check-out or departure will be entertained or evaluated.

The applicable cancellation policy (including refundable, non-refundable reservations and any applicable cancellation grace period) is displayed at the time of booking and forms an integral part of the reservation agreement.

Refunds may only be considered where the accommodation is objectively unavailable, uninhabitable, or under a direct, localized mandatory evacuation order that legally prohibits its occupation due to a serious issue attributable to the host or due to severe environmental events. Voluntary departure, change of plans, personal preference, or subjective dissatisfaction do not constitute grounds for a refund while the property remains safe, functional, and available.

The host shall not be liable for events beyond reasonable control, including but not limited to wildfires, earthquakes, severe weather, power failures, water supply disruptions, government actions, road closures, or other extraordinary circumstances. Temporary utility outages (including electricity, water, or internet) lasting up to twenty-four (24) consecutive hours shall be considered reasonable infrastructure disruptions beyond the host's control and do not constitute grounds for any refund, compensation, or cancellation.
Where official authorities legally prohibit occupation of the property or issue a mandatory evacuation order that specifically encompasses and requires the evacuation of the specific property itself, a refund may be evaluated according to applicable law. General evacuation alerts issued for wider municipal regions, subjective travel anxiety, voluntary cancellations, or environmental disruptions outside the property’s immediate, unaffected premises do not constitute Force Majeure if the property itself remains functional, safe, accessible, and not under a direct, localized evacuation mandate.

Guest safety is our highest priority. Guests agree to follow all instructions and official guidance issued by the competent authorities (e.g., 112 emergency alerts) during emergencies. The host’s communication of official alerts or safety advice is strictly for information and precautionary purposes and does not constitute a cancellation, modification, or termination of the reservation agreement by the host.

If guests choose to leave before the end of their reservation while the accommodation remains safe, functional and available, the reservation shall continue under the original booking terms.

Reservations made through travel agencies or other intermediaries remain subject to the contractual terms agreed between the guest and that intermediary. The host is responsible solely for providing the accommodation as described and in accordance with these Terms and Conditions.

By confirming a reservation and staying at the property, guests agree to comply with the following house rules, safety requirements, and guest responsibilities throughout the duration of their stay.

1. Guests shall use the property, including all indoor and outdoor areas, furniture, appliances, equipment, fixtures, and facilities, in a careful, reasonable, and respectful manner at all times.

2. Any damage, loss, breakage, defect, malfunction, safety concern, or unusual condition affecting the property or its contents must be reported to the host immediately upon discovery, regardless of whether the matter appears minor. Prompt reporting is necessary so that inspection, repair, replacement, or other appropriate action may be arranged, particularly before the arrival of future guests.

3. Guests accept responsibility for any damage, loss, excessive soiling, deterioration, or misuse caused during their stay by themselves, members of their party, visitors, or any person permitted onto the property by them, where such damage results from negligence, misuse, carelessness, unauthorized use, or intentional conduct.

4. The host reserves the right to charge guests for the reasonable cost of repair, replacement, restoration, additional cleaning, or any related expense arising from damage to the property, its furnishings, linens, towels, appliances, fixtures, equipment, or other contents, where such damage exceeds normal wear and tear.

5. Bath towels, hand towels, bed linens, and other indoor textiles provided at the property must not be used for the removal of makeup, lipstick, tanning products, hair dye, or similar substances likely to cause staining, discoloration, or permanent damage.

6. Towels, linens, and other household textiles provided for use at the property must not be removed from the property or taken to the beach, unless expressly designated by the host for such use.

7. Guests shall not sit or lie on sofas, beds, cushions, or other indoor furnishings while wearing wet swimwear or while carrying sand, saltwater residue, sunscreen, oils, or similar substances that may stain, damage, or unreasonably soil fabrics and surfaces.

8. All kitchen appliances, air-conditioning units, plumbing, electrical systems, pool-related facilities, and other installations must be used only for their intended domestic purpose and in a proper and safe manner. Any malfunction or concern must be reported without delay.

9. The swimming pool has an approximate depth of 1.30 metres. Use of the swimming pool is entirely at the guests’ own risk. Children and any person requiring supervision must be monitored at all times by a responsible adult. The host accepts no responsibility for accidents, injury, or unsafe use arising from failure to exercise appropriate care and supervision.

   To ensure the highest standards of hygiene and safety, the swimming pool undergoes standardized testing and chemical balancing on a daily basis, in accordance with certified pool care guidelines. A strict, chronological logbook recording the exact pH and chlorine levels is maintained by the property management every morning. Guests are welcome to request a review of the chemical logs for any specific date of their stay. Any perceived issue regarding water quality must be reported immediately, within 12 hours, to allow for an immediate on-site verification by our team.

10. The property is equipped with safety features, including smoke detectors and a fire extinguisher. These are provided exclusively for safety purposes and must not be removed, disabled, tampered with, obstructed, or misused.

11. Guests must not engage in reckless, abusive, unlawful, destructive, threatening, or dangerous behavior anywhere on the property. This includes, without limitation, violence, threats, intimidation, serious disputes creating a risk to persons or property, intentional damage, or any conduct that may endanger occupants, visitors, neighbors, or the property itself.

12. In the event of violence, threats, criminal conduct, intentional property damage, or any situation presenting an immediate or serious risk to persons or property, the host reserves the right to contact the police, emergency services, or any other competent authority without prior notice where reasonably necessary for the protection of persons, property, or public order.

13. Guests are expected to maintain the property in a reasonably clean and orderly condition throughout their stay and to return it in substantially the same general condition in which it was provided, subject only to normal and reasonable use.

14. The host reserves the right to seek compensation for any proven loss, damage, extraordinary cleaning requirement, replacement cost, or other reasonable expense attributable to a breach of these terms.

15. Failure to comply with these Terms & Conditions, including the above house rules and guest responsibilities, may constitute a breach of the booking terms and may result in additional charges, cancellation of the stay where legally permitted, or any other appropriate action available to the host.

If a guest fails to arrive, chooses to check out early, or leaves the property voluntarily for any reason while the property remains functional, safe, and available, no refunds shall be provided. Furthermore, keeping or retaining the property's keys by the guest, their party, or any intermediary for any duration of the scheduled stay signifies active and ongoing possession of the accommodation, rendering the booking fully active, occupied, and non-refundable.

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Greece.

These Terms and Conditions constitute the entire agreement between the parties and shall supersede any prior or subsequent written or oral agreement, email disclaimers, purchase orders, or conflicting terms provided by any guest, travel agency, or third party, unless expressly agreed otherwise in a signed written amendment referencing this specific clause.
